Two new Sheetz locations set for Churchville and Bel Air

October 10, 2024 by The Baltimore Sun

Sheetz has leased 3 acres in Bel Air, with plans to build a 6,200-square-foot store with 12 fuel pumps and a drive-thru — similar to plans pending approval for a location in Churchville.

The Bel Air location is planned at the intersection of Route 1 and Route 543, near the Hickory Bypass, adjacent to Five43 Apartments, an 184-unit multifamily community development. Property owners said they anticipate the Bel Air location to open by next summer and that the location will employ between 30 and 35 people, include both indoor and outdoor seating and self-service kiosks. It will be open 24 hours per day, 365 days per year.

The Bel Air location is the second proposed Sheetz in Harford County’s development pipeline, joining plans for a Churchville location at the corner of Route 22 and Schucks Road that were introduced in 2023.

The Churchville location will occupy the former Richard’s Fish and Crabs facility. Plans are still listed as active on the county’s website, where they have been pending approval since the project’s Development Advisory Committee meeting in May.

Sheetz officials have confirmed plans for the Churchville location are still active. The county’s one and only Sheetz location is in Joppatowne.

The Churchville location proposes a 6,139-square-foot convenience store with a drive-thru and 16 fueling stations. The location will also have indoor seating for 30 and outdoor seating for 16 across five tables.

The project’s traffic impact study outlined plans to expand Schucks Road near the Route 22 intersection to create additional turning space for motorists. Access to the 2.88-acre site from Schucks Road would be via a former maintenance road at the rear of the site.

Since the site plan and traffic study have yet to be approved by both the state and the county, there is no timeline for project completion.

According to the Harford County Department of Planning and Zoning website, plans for the Bel Air location have not been filed with the county. Once the plans are filed, the project developers will be obligated to hold a Community Input Meeting to hear feedback and answer questions from community members.
